The Ave Maria buyer and relocation guide
Everything a careful buyer should understand before choosing a neighborhood, a builder or a resale home in Ave Maria, written by a REALTOR® who represents buyers, not builders.
Why Buyers Choose Ave Maria
The reasons are practical
New Construction Versus Resale
Neither is always better
The right answer depends on your timeline, budget, appetite for choices and how much finished product you want on day one.
New construction
Advantages can include:
- New systems and current construction standards
- Builder warranties
- Design choices when a home is not yet started
- Builder incentives, which change frequently
Considerations can include:
- Lot premiums and upgrade costs above base pricing
- Construction timelines that can move
- Builder contract terms that differ from resale contracts
Resale homes
Advantages can include:
- Established lots and existing landscaping
- Pools, window treatments and upgrades already installed
- Potentially faster occupancy
- The ability to inspect a finished home before you commit
Considerations can include:
- Roof, HVAC, plumbing and appliance age still need inspection
- Negotiation works differently than the builder process
- Fewer chances to personalize structure and finishes
Differences Between Neighborhoods
Age policy, gates, amenities and fees differ
- Gatherpoint: gated, all ages, Pulte and Lennar, townhomes through single family, the broadest new construction selection.
- Del Webb Naples: gated, 55+, resort amenities and social programming, Panther Run inside the area.
- Maple Ridge: generally non gated, all ages, CC Homes, four collections and a private clubhouse.
- Avalon Park: non gated, all ages, established Pulte homes, limited remaining new construction, no private clubhouse fee.
- The National: gated, all ages, golf and country club with the most layered fee structure.
- Established resale sections: Emerson Park, Hampton Village, Bellera Walk, Coquina at Maple Ridge, Maple Ridge Reserve, Silverwood and Residences at La Piazza.
Differences between builders
Pulte Homes, Del Webb, Lennar and CC Homes each use their own purchase contracts, deposit structures, design studio processes, included features, warranty programs and incentive rules. The same square footage can carry a very different finished price and a very different closing experience. Compare at least two builders before you commit, and read every contract with someone who represents you.
Compare the buildersFamily communities versus 55+
Del Webb Naples is the only age restricted neighborhood. If you are over 55 and want an active adult program, start there. If you prefer mixed ages, more home types or a golf and country club structure, Gatherpoint, Maple Ridge, Avalon Park, The National and the established sections are open to you, with the same Town Center and shared amenities.
55+ living in Ave MariaGolf communities
Panther Run Golf Club is a public course with optional memberships inside Del Webb Naples. The National Golf & Country Club ties club rights and fees to the residence. They are not interchangeable, and the annual cost difference can be significant. Verify golf rights and obligations per property.

Master association
Current research commonly shows the Ave Maria Master Association assessment near $203 per quarter. Not guaranteed. Verify before contract.
Neighborhood, condo, POA and club
Each neighborhood adds its own association charges; condos add a condo budget; The National can add POA, club, golf and food and beverage minimums.
Stewardship Community District
Ave Maria uses an SCD rather than a traditional CDD. Assessments vary by parcel and phase and appear on the tax bill. No universal amount exists.
Property taxes
The seller's current tax bill may not represent your future tax bill. Purchase price can affect reassessment, homestead status and exemptions affect taxes, Florida's Save Our Homes rules affect assessed value growth after homestead eligibility, and SCD assessments may appear on the bill. This site does not provide tax advice. Verify taxes with the Collier County Property Appraiser and Tax Collector and your own tax professional.

Relocation to Ave Maria
Relocating from out of state
Relocation buyers value Ave Maria for newer homes, attainable pricing and a self contained town. The questions Magaly hears most: how far is the beach, which neighborhoods are gated, what will the fees really be, what are the schools and how much of daily life happens inside the community. This site answers each honestly, and a private tour answers the rest.
- Plan a visit that includes a real drive to the coast at the time of day you would make it
- Tour at least two neighborhoods and one resale home for comparison
- Request association documents and fee estimates before you fall in love with a floor plan
- Verify school assignments with Collier County Public Schools if schools matter
Seasonal ownership and second homes
Ave Maria attracts seasonal owners who want a newer home at a lower price than the coast. Consider: non homestead property tax treatment and assessment caps, insurance, hurricane preparation, maintenance while away, and the leasing rules of the specific association if you plan to rent when you are not in residence. Attached villas, coach homes, townhomes and condos reduce exterior maintenance for owners who are away for months at a time.
Leasing and community rulesLocation Honesty
Benefits and considerations of living farther east
Ave Maria offers a self contained master planned lifestyle with newer housing, Publix, restaurants, schools, recreation and community services, while downtown Naples, the Gulf beaches and the airport require a longer drive west.
Benefits
- Newer homes and infrastructure at more attainable prices
- Groceries, dining, healthcare, schools and services inside the community
- Extensive parks, the Water Park, golf and clubhouses
- A growing town with new phases and commercial capacity approved in 2026
Considerations
- Beaches, downtown Naples and RSW are commonly an hour or so away
- Coastal commutes can be long, especially in season
- Construction traffic and change as the community expands
- Some specialty shopping and services still require a drive west
