Welcome to Ave Maria

A complete master planned town, not just a subdivision

Ave Maria is a large master planned community in unincorporated eastern Collier County, Florida. It sits east of Naples and south of Immokalee, built around a walkable Town Center and Ave Maria University, with neighborhoods by Pulte Homes, Del Webb, Lennar and CC Homes.

Buyers search for “Ave Maria Naples Florida” because the community belongs to the Naples real estate market, but it is not inside the City of Naples. That distance is the trade off: newer homes, more attainable pricing and a self contained lifestyle in exchange for a longer drive to the Gulf beaches, downtown Naples and the airport. This site explains both sides so you can decide with confidence.

  • Single family homes, villas, townhomes, coach homes and condominiums
  • Del Webb Naples for 55+ living, plus all ages neighborhoods for families and relocation buyers
  • Panther Run Golf Club and The National Golf & Country Club
  • Town Center with Publix, restaurants, healthcare, services and community events
  • Parks, sports fields, the Ave Maria Water Park, trails and lakes
  • Ave Maria Elementary School, additional schools and Ave Maria University

Current New Construction

Four builders are active in Ave Maria right now

Ave Maria is one of the few places in the Naples market where you can compare several national builders in one town, across price points that start well below most coastal communities.

Pulte Homes

Gatherpoint and limited remaining Avalon Park inventory.

Del Webb

Del Webb Naples, the 55+ community around Panther Run.

Lennar

Gatherpoint Americana and larger series, plus National Coach Homes.

CC Homes

Maple Ridge collections from Silverwood Vista to Capistrano Estate.

Builder inventory, quick move in homes and incentives change constantly. Nothing on this site is a guarantee of availability. Contact Magaly before you register with a builder so she can represent you from the first visit.

Ave Maria Homes for Sale

Choose the way you want to live

Ave Maria offers more housing variety than most Southwest Florida master planned communities. Pick a category to see where it exists and what to expect.

Why Buyers Choose Ave Maria

More home, more choice and a real town around it

The reasons buyers relocate to Ave Maria are practical. So are the considerations. Both belong in your decision.

Considerations to weigh honestly

  • Downtown Naples, the Gulf beaches and Southwest Florida International Airport are a longer drive west, commonly around an hour depending on route, traffic and starting point.
  • Ave Maria is still growing. Construction traffic, new phases and the 2026 master plan expansion will shape the community for years.
  • Ownership costs are layered: master association, neighborhood HOA or condo fees, Stewardship Community District assessments and, in The National, club related fees.
  • Pet, leasing and architectural rules differ by neighborhood and association, so the governing documents for the specific property matter.

Neighborhood Spotlights

Where new homes are selling in Ave Maria

All agesGatedNewest major neighborhood

Gatherpoint

Gatherpoint is one of the newest major Ave Maria neighborhoods: roughly 328 acres planned for about 947 residences behind a gate, with both Pulte Homes and Lennar building. Product variety runs from Lennar's Americana Series and Pulte townhomes and villas up to larger single family designs, which makes Gatherpoint the first stop for buyers who want a wide new construction selection in one place.

Planned private amenities include a grand clubhouse, heated resort style pool, pickleball, fitness, an event lawn, children's recreation and dining and social spaces. Verify which amenities are open before you buy.

Del Webb Naples

Del Webb Naples is the primary age restricted 55+ community within Ave Maria. It pairs single family homes from Del Webb, a PulteGroup brand, with existing attached resale products, private clubhouses, pools, fitness, sports courts and a full social calendar. Panther Run Golf Club, an 18 hole Gordon Lewis design that operates as a public course, sits within the Del Webb area.

Representative plans researched in 2026 range from the Seagrove and Contour to the Stellar, Renown and Layton. Quick move in inventory changes constantly, so ask for the current list rather than relying on any published count.

Maple Ridge by CC Homes

Maple Ridge offers one of the widest floor plan lineups in Ave Maria across the Silverwood Vista, Cove, Captiva and Capistrano Estate collections, from the compact Grove to the Inlet at nearly 4,000 square feet. Residents enjoy a private clubhouse of roughly 10,000 square feet with a resort pool, fitness, pickleball, children's recreation, a dog park and social spaces.

CC Homes base pricing excludes homesite premiums, structural options, design selections and incentives, so ask Magaly for a realistic finished price before you compare.

Avalon Park by Pulte Homes

Avalon Park is an established all ages Pulte neighborhood of primarily single family homes near the community parks, Water Park and Town Center. Remaining new construction is more limited than in newer neighborhoods such as Gatherpoint, which makes Avalon Park a natural fit for buyers who want either a last new Pulte home or an established resale with landscaping and upgrades already in place.

Representative recent Pulte plans include the Ashby, Easley and Roseland. Confirm current availability before treating any plan as active inventory.

The National Golf & Country Club by Lennar

The National is Ave Maria's gated golf and country club community with coach homes, condominiums, veranda products and single family homes. Most original Lennar collections are sold out as new builder inventory, so Coach Homes such as the Arrowhead and Bay Creek are the main remaining new construction, while Executive homes, Veranda homes and Terrace condominiums form an active resale market.

Membership rights and fees are not identical for every residence. HOA, POA, condo, club, golf and food and beverage obligations must be verified for the specific property.

Ave Maria Golf

Two golf lifestyles, two very different structures

Ave Maria has two courses, and they are not interchangeable. One is a public club inside a 55+ neighborhood. The other is the centerpiece of a private golf and country club community.

Panther Run Golf Club

  • 18 holes, par 72, designed by Gordon Lewis
  • Located within the Del Webb Naples area
  • Operates as a public golf course; membership options can also exist
  • A Del Webb purchase does not by itself require a Panther Run membership unless the current property documents say so

Schools and Ave Maria University

Education is built into the community

Ave Maria Elementary School and public schools

Ave Maria Elementary School opened in 2026, so older websites that send all elementary students elsewhere may be out of date. Public school attendance zones are set by Collier County Public Schools and can change, so always verify the current assignment for a specific address. Private and alternative education options also exist in and around Ave Maria.

Ave Maria University

Ave Maria University is integrated into the town and contributes to its identity, events and educational environment. The university's 2026 to 2027 catalog lists 36 undergraduate majors, 38 minors and 7 graduate programs. Those numbers can change as programs are added or revised.

Buyer Education

New construction versus resale in Ave Maria

Neither is always better. The right answer depends on your timeline, budget, appetite for choices and how much finished product you want on day one.

New construction

Advantages can include:

  • New systems and current construction standards
  • Builder warranties
  • Design choices when a home is not yet started
  • Builder incentives, which change frequently

Considerations can include:

  • Lot premiums and upgrade costs above base pricing
  • Construction timelines that can move
  • Builder contract terms that differ from resale contracts

Resale homes

Advantages can include:

  • Established lots and existing landscaping
  • Pools, window treatments and upgrades already installed
  • Potentially faster occupancy
  • The ability to inspect a finished home before you commit

Considerations can include:

  • Roof, HVAC, plumbing and appliance age still need inspection
  • Negotiation works differently than the builder process
  • Fewer chances to personalize structure and finishes

HOA and Community Fees

Understand the layers before you fall in love with a floor plan

Ave Maria ownership can include several separate obligations. None of them is a single universal number, and every one should be verified for the specific property.

Ave Maria Master Association

Current researched records commonly show an Ave Maria Master Association assessment near $203 per quarter. That figure is not guaranteed to stay the same. Verify the current assessment before you sign a contract.

Neighborhood HOA, condo or POA fees

Each neighborhood adds its own association charges, and condominiums add a condo association budget. In The National, POA, club, golf and food and beverage minimums can apply depending on the property.

Stewardship Community District

Buyers search for “Ave Maria CDD fees.” The actual district is the Ave Maria Stewardship Community District. Its assessments can include debt service plus operations and maintenance, vary by parcel and phase, and usually appear on the property tax bill.

Ave Maria Growth and Future Development

The 2026 master plan expansion changed the long term picture

Many Ave Maria websites still describe an 11,000 home community at buildout. That framework is outdated.

On June 9, 2026, Collier County approved a major expansion of Ave Maria that adds land north and east of the existing community and increases the potential residential entitlement to approximately 17,738 dwelling units, along with additional commercial, medical, hospitality and related capacity.

This is long term development capacity, not a count of homes that exist today, and it does not mean every future neighborhood has been announced. Development will continue over many years. Specific builders, neighborhoods, commercial areas, road improvements and timing remain subject to future plans and approvals and can change.
